Step1. Selecting a property

Step2. Site visit

Once you selected a property, next step is to "see" the real one in person. It is very important to check the property itself and the surrounding environment . We can provide you more detail information after you submitting "Confidential Agreement" (CA) or "Non-Disclosure Agreement" (NDA) about the proerty.

Step3. Purchasing

After you checked all the documents provided by Seller-side and fixed your financial scheme, you need to make a “Letter of Intend" (LOI)” which includes purchasing price, and your conditions. When Seller side accept your offer, they usually issue "Consent For Sale" to Buyer-side.

Step4. Signing the contract

While preparing "Sales and Purchase Agreement", we make "Explanation of the important matters" which is a duty of the real estate agency in Japan. This will include the property’s registered information, regulations by the City Planning Law and the Building Standards Law, information regarding cancellation of the agreement, and other related matters. When you enter a purchase agreement, "Down payment" (usually 10%-20% of purchasing price) will be needed.

Step5. Property handover

Paying remaining balance (purchase price minus down payment) and "registration procedures" by judicial-scrivener must be carried out at the same timing. When the meeting of delivery of property, usually Seller, Buyer and other related persons gather together.
